In 2015, Mace was appointed by Knight Dragon to deliver Phase 1 of the Greenwich Peninsular Upper Riverside development. The project consisted of two residential towers of 22 and 23 storeys, offering a total of 464 high-end apartments. 42 of the apartments were created by leading contemporary designer Tom Dixon. The buildings include outdoor terraces and rooftop garden space, swimming pool and two gyms.
The £150 million scheme was completed in 2018. At the height of activity, there were 1,700 workers on site.
In 2017, Mace was appointed to Phase 2, to build No.3, 4 and 5 towers, with a total of 564 residential properties.
From 2017-2020 InstaGroup supplied and installed its patented cradle and batten flooring with underfloor heating, alongside partners Polypipe. We also installed all the front entrance door fire battens to all apartments, ensuring compartmentalisation of the units.
InstaGroup were initially awarded Phase 1 of the development. Due to our performance and excellent working relationship with members of all the teams, we were subsequently awarded Phase 2.
Effective interaction with M&E
The Greenwich development featured district heating which had an effect on the underfloor heating, making the return temperature of the water 350C.
The requirements for installing UFH were demonstrated to Mace and the client, and we worked with the M&E designers Buro Happold to develop a UFH system which would still deliver the required heat outputs. Even given the constraints on the flow temperatures, we were still able to deliver a high performing system.
Finding solutions for a complex site
This unique scheme required rigorous technical knowledge and the ability to adapt. The façade details were complicated, and the InstaGroup team were required to develop solutions on-site. Our acoustic flooring also had to be adjusted to meet varying bathroom pod heights.
The design of the façade brackets meant the flooring installation needed to be flexible. We surveyed and then adapted our floor system to address this, while ensuring that the UFH worked effectively.
Teamwork for speed
InstaGroup worked on multiple blocks at the same time. This required close collaboration with Mace, other contractors on-site and designers to ensure the programme was delivered smoothly.
InstaGroup’s efficiency in working on several blocks simultaneously ensured that the project could be delivered quickly, releasing the apartments to Knight Dragon.
